Gas piping is one area of the house where “good enough” isn’t. A connection that holds today but was sized or sealed incorrectly can cause poor appliance performance at best and a dangerous leak at worst. K&K Plumbing provides gas line installation and repair for homes and businesses across Central Florida, handled by licensed plumbers who test every line before it goes into service.
Safety first: if you smell gas
Natural gas and propane are odorized so you can detect a leak. If you notice a rotten-egg or sulfur smell, or hear hissing near a gas appliance:
- Get everyone out of the building right away.
- Don’t operate switches, appliances, or phones inside.
- Leave doors open on your way out if it’s easy to do so.
- From a safe distance, call your gas utility, propane company, or 911.
- Once responders have made it safe, call a licensed plumber for the repair.
Never try to find a gas leak with a flame. Our article on emergency gas leak repair covers what to expect afterward.
Less obvious signs of a gas problem
- A faint odor near an appliance that comes and goes
- Burner flames that are yellow or orange instead of mostly blue
- Dead or browning grass along a buried gas line
- A gas bill that climbs with no change in usage
- Appliances that struggle when others are running
The last one often points to an undersized line rather than a leak, which brings us to new installations.
Projects we handle
Kitchens and laundry
Converting from an electric to a gas range, adding a cooktop in a remodel, or connecting a gas dryer.
Water heating
Gas tank water heaters, and especially tankless units, which often need larger piping than the old tank. We handle that upgrade alongside water heater installation.
Outdoor living
Built-in grills, outdoor kitchens, fire pits, patio heaters and pool or spa heaters are popular across Central Florida.
Fireplaces and generators
Gas log sets, vent-free and vented fireplaces, and standby generators that run on natural gas or propane. For fireplace planning, see our gas fireplace installation tips.
How we install a new gas line
- Load calculation. We add up the demand of every appliance on the system, existing and new, and measure the pipe run. Undersized lines starve appliances; this step prevents that.
- Route and material. Depending on the location, we use black iron, corrugated stainless steel tubing (CSST) with proper bonding, or approved underground piping for buried runs.
- Permit. Most new gas piping requires a permit, and we take care of it.
- Installation. Lines are run, supported, and fitted with accessible shutoff valves and sediment traps where required.
- Pressure test. The system is pressurized and held to confirm it’s tight before any appliance is connected.
- Connect and verify. Appliances are connected, lit, and checked for proper operation.
Repairs to existing gas piping
Corroded fittings, damaged flex connectors, lines nicked during landscaping, and old connectors that no longer meet current standards are the repairs we see most. We locate the leak, replace the damaged section, and retest the system.
Questions to answer before adding an appliance
- What is the input rating (BTU) of the new appliance?
- How far is it from the meter or propane tank?
- Will it run at the same time as the water heater, range and dryer?
- Does the location need an outdoor-rated connection or a buried line?
- Is the existing pipe size large enough, or will an upgrade be needed?
We work through these with you during the estimate so there are no surprises later.
Natural gas or propane
Homes in many Central Florida cities have natural gas service, while rural properties and some newer neighborhoods rely on propane tanks. Each fuel uses different regulators and orifice sizes, and every appliance must be configured for the fuel it burns. We work with both and coordinate with your provider when a meter or tank connection is involved.
Where we work
We install and repair gas lines throughout Tampa, Orlando, and the rest of our eight-county service area, along with businesses that need gas work as part of a commercial plumbing project.
